Kiri Robbie
I am interested in the legal aspects here. If you drill piles along a boundary and the design requires load to be transfered onto the adjacent property, what happens when that owner excavates and your design is weakened. Who is at fault? Next door?
Martin Larisch
As a general rule I would always be very careful to transfer loading from 'my' structure onto other structures outside my project. Such things need to be mutually agreed on, prior to any designs. I strongly recommend to get legal and commercial experts involved as early as possible to avoid any potential issues and to cover some potential future scenarios. Barnabas Ilko
I agree with Martin's comment and would add that the basement structures should be designed as 'stand alone' structures without reliance on neighboring properties and structures. Those structures could be subsequently modified, demolished or new building/s built in its place and it should not have an impact on the structure you design. In any instance involvement of legal and commercial experts is a reasonable step to take.
